FAQs

1) If you supply me with a loan, will I still receive title DEEDS ?
If you buy with the help of a loan, you will have a “Lease Option” Contract until the end of your loan agreement.After, you will receive title DEEDS.( At your costs).

2) If I can’t make my repayments;Will I get my money back?
If you do not respect the terms of your agreement, and do not make the monthly repayments, you will lose all money paid and the contract will be null and void.

3) But if I buy with a loan from you, can I resell immediately?
Of course, you can resell immediately. At the time of resale, you will simply have to repay the balance that you owe us. You will have earned the difference between the balance owed and the new sale price.

4) How much will it cost in administration fees?
For purchases with a loan, you will just have to pay [PrepFee] per file (including drawing up the lease option). For cash purchases you will have to pay [PrepFee] and the fees of Recorder.

5) Can I see a sample contract ?
Of course, on your request, we will send you a sample contract.

6) What happens if I am late in making a monthly repayment?
The monthly repayment must be paid on the 1st of each month by bank credit. If we have not received your payment by the 3rd of the month, we will charge a 10% penalty fee .( 10% of the payment due). If we have not received your payment by the 15th of the month an additionel 20% of the payment due will be charged as a penalty. If your late payment exceeds 36 days, your contract is cancelled and you will have lost all the money that you have paid.

7) Can I give a down payment of only $ 1,000.00?
Yes you can! You can even buy without making a down payment, just by paying the administration costs. But, the bigger your down payment, the lower your interest rate.We advise you to make a down payment of at least $ 1,000.00.

8) If I buy several of your lots, can you supply the loan?
Yes of course, but each file is independant. You will have a file per lot.

9) Will I get a better price if I buy several lots?
Yes if you pay cash, you can negotiate. But if you take out a loan with us to buy the lots, you will not receive a reduction.

10) Can I build on my lots?
Of course, all the lots are residential.

11) Do I need a building permit?
Yes it is necessary to apply for a building permit in order to build a house.
