The average temperature in the summer is 92 degrees, 55 degrees in the winter, and 75 degrees in the spring and fall. The elevation ranges from 100 to 300 feet.

Located just about 1 hour north of Houston and approx 175 miles southeast of Dallas, this is a great place for a weekend trip or year round home.

 

Directions:

Out of Livingston head west on highway 190 to the Blanchard turn off.  Take the road to Blanchard about 2 ½ miles.  Go left at the gas station and country store and follow the road for just over a mile.

 

 

Taxes:

Taxes are current, but run about $25.00 per year.  This particular subdivision also has association dues linked to this area which currently run $18.00 per month per lot. They can be paid annually or monthly. There are back dues of $212.40 that will be the responsibility of the tenant or buyer.   The POA due's go to keeping the roads paved and in good condition, street signs, and upkeep of the area as well as all the amenities that the POA provides free for its residents.
